BoomTown Glossary of Terms
This article defines the acronyms and industry terms used throughout BoomTown’s help center. If you’re new to BoomTown or to real estate technology, start here. Each term includes a plain-language definition and a note on where it appears in the platform.

Real Estate Industry Terms
These terms come from the broader real estate industry and are used throughout BoomTown’s CRM and reporting features.
GCI — Gross Commission Income |
The total commission earned on a real estate transaction before any splits or deductions are applied. In BoomTown, GCI is tracked in the My Deals section against individual transactions. Broker/Admins can control whether agents can see GCI figures using the My Deals – Show GCI permission. Used in: My Deals, Transactions, Reporting |
IDX — Internet Data Exchange |
A system that allows real estate websites to display property listings sourced from a Multiple Listing Service (MLS). BoomTown websites use an IDX feed to pull and display active listings from your local MLS, giving visitors the ability to search available properties directly on your site. Used in: Website listings, property search |
MLS — Multiple Listing Service |
A database maintained by a regional real estate association that compiles available properties for sale. Agents and brokers submit their listings to the MLS, which then shares that data with member sites. BoomTown pulls listing data from your MLS to power the property search on your website. Your MLS ID is also used to match closed transactions to your account in the My Deals dashboard. Used in: Website search, My Deals, Lead matching, Getting Started |
Legal & Compliance Terms
These terms relate to federal laws and industry regulations that govern how you communicate with leads.
CTIA — Cellular Telecommunications Industry Association |
The industry group representing major U.S. mobile carriers (such as Verizon, AT&T, and T-Mobile). CTIA sets messaging standards that carriers enforce, including rules around opt-out language, sender identification, and spam filtering. BoomTown’s texting compliance features are built to meet both TCPA and CTIA requirements. Used in: Texting compliance, Opt-Out Functionality |
FCC — Federal Communications Commission |
The U.S. regulatory agency responsible for implementing and enforcing the TCPA. The FCC sets the rules around automated calls, text messages, and robocalls. BoomTown monitors FCC guidance to keep its platform compliant. Used in: TCPA Compliance Overview |
TCPA — Telephone Consumer Protection Act |
A U.S. federal law that governs how businesses can contact consumers by phone and text. Under the TCPA, you must have prior express consent before sending automated calls or texts to a consumer. Violations can result in statutory damages per call or per text. BoomTown captures consent automatically when a lead registers through your website, and provides built-in opt-out tools to help you stay compliant. TRACED Act |
U.S. legislation that expanded civil penalty authority for intentional robocall violations. It operates separately from the TCPA’s private right of action but adds an additional layer of enforcement for knowing violations involving automated calls. Used in: TCPA Compliance Overview |
Digital Marketing Terms
These terms relate to online advertising, search visibility, and website analytics tools used alongside BoomTown.
GTM — Google Tag Manager |
A tool from Google that lets marketers add and manage tracking codes (called “tags”) on a website without editing the site’s source code directly. BoomTown does not support Google Tag Manager on client websites because GTM code conflicts with BoomTown’s existing platform code. Individual tracking pixels (such as Facebook Pixel) can be added separately by the Support team. Used in: Website tracking, SEO/SEM Overview |
PPC — Pay-Per-Click |
An online advertising model where you pay each time a user clicks on your ad. Google Ads is the most common PPC platform. BoomTown’s Digital Marketing team manages buyer and seller PPC advertising on behalf of clients. PPC spend and lead volume from paid campaigns is visible in the Buyer Advertising dashboard. SEM — Search Engine Marketing |
A broad term for using paid advertising on search engines (like Google Ads) to drive website traffic. SEM is distinct from SEO: SEO focuses on earning organic rankings, while SEM refers specifically to paid search placements. BoomTown offers Digital Marketing services that manage SEM campaigns for clients. Used in: SEO/SEM Overview, Lead Generation |
SEO — Search Engine Optimization |
The practice of improving a website’s visibility in unpaid (“organic”) search engine results. In BoomTown, Broker/Admin users and Agents with Content Editor permissions can edit title tags, meta descriptions, heading tags, and page content on certain pages to improve SEO. BoomTown also manages technical SEO elements — such as sitemaps and indexing rules — at the platform level. Used in: SEO/SEM Overview, WordPress, Website Content |
Technical & Platform Terms
These terms relate to website infrastructure, platform configuration, and BoomTown’s CRM.
A2P — Application-to-Person |
Any text message sent from a business software platform (like BoomTown) to a person’s mobile phone. A2P texts are subject to 10DLC registration requirements and carrier compliance rules. When BoomTown sends a text on your behalf, it is an A2P message. Used in: Texting Troubleshooting, Two-Way Communication & Texting Compliance |
CRM — Customer Relationship Management |
Software used to manage interactions with current and potential customers. In BoomTown, the CRM refers to the platform where you manage leads, track communication, set up automations, and view reporting. When BoomTown articles refer to “the CRM,” they mean your BoomTown account at leads.boomtownroi.com. Used in: Used throughout all BoomTown help articles |
DNS — Domain Name System |
The internet’s system for translating human-readable domain names (like yourcompany.com) into the server addresses that computers use to connect. DNS settings control where your website’s traffic is directed. If your BoomTown website is inaccessible or emails are not delivering, DNS misconfiguration is a common cause. DNS changes must be made through your domain registrar (such as GoDaddy or Google Domains) and can take up to 48 hours to propagate. 10DLC — 10-Digit Long Code |
The standard U.S. phone number format used for business text messaging (for example, 555-123-4567). Since 2023, U.S. carriers require businesses sending texts through 10DLC numbers to register their company and texting campaigns before messages will be delivered. If your BoomTown texts are failing to send, incomplete 10DLC registration is a common cause. Used in: Texting Troubleshooting, TCPA Compliance Overview |
BoomTown-Specific Terms
These terms are specific to the BoomTown platform and may not have an obvious meaning without context.
CQL — Conversion Quality Lead |
A lead quality score assigned by BoomTown’s system based on a lead’s behavior and engagement. CQL scores help agents and brokers prioritize which leads to focus on. Higher CQL scores indicate leads who are more actively engaged with the platform — for example, searching frequently, saving properties, or submitting inquiry forms. Smart-Drip |
BoomTown’s automated communication system that sends a pre-configured sequence of emails or texts to leads over time. Smart-Drip campaigns run in the background without manual effort. They are subject to compliance rules, including dark windows (no texts before 9:30 AM or after 9:00 PM) and a one-text-per-day limit per lead. Used in: Smart-Drip Overview, Texting, Email campaigns |
SharkTank |
A BoomTown feature that allows eligible users to claim leads that have not yet been worked or have been released back into a shared pool. SharkTank is set up and managed by Broker/Admin users. Used in: Lead Rotation, Admin settings |
Lead Central |
BoomTown’s main lead management view, where users can search, filter, sort, and take action on leads. Most lead management tasks — including bulk actions, tag management, and lead rotation — are performed from Lead Central. Used in: Used throughout all BoomTown help articles |
