Automated listing email updates in BoomTown are called e-Alerts. They regularly send lists of properties to your leads based on search criteria you set — or that the lead sets themselves through a Saved Search on your website.
e-Alerts are one of the top drivers of return traffic to your BoomTown website. They keep your branding in front of leads, build loyalty, and keep clients subscribed and engaged.
What Do e-Alerts Send?
Each e-Alert email includes properties that match the lead's search criteria, along with your photo and contact information. Leads can click any listing to view it on your BoomTown site, where they'll already be logged into their account.
The property types available in e-Alerts are:
New listings
Price Reduced
Under Contract & Pending
Sold (availability depends on your MLS)
e-Alert Statuses
Every e-Alert in a lead's profile has one of three statuses:
Pending The e-Alert has just been created. The initial blast — which sends all matching listings ordered by newest first — will go out the next time your site updates, usually within the hour.
Active The e-Alert is live and sending. After the initial blast, subsequent e-Alerts only include New listings the lead hasn't already viewed, plus Price Reduced, Pending, Under Contract, and Sold listings (based on settings) regardless of prior views. Frequency depends on how much new activity matches the search criteria.
Unsubscribed The e-Alert has been turned off, either by you or the lead. It no longer sends but remains in the profile for reference.
Note: If an e-Alert has shown "Pending" for several days, it likely hasn't matched any listings yet. Click Edit this Search to check — the top of the page will show how many properties match. If the result is 0, broaden your search criteria.
Viewing e-Alert Status and History
Summary Tab
The e-Alerts box in a lead's profile Summary tab gives you a quick overview of all e-Alerts set up for that lead.
Each entry shows the search name, creation date, and current status, plus:
Last Opened — The last time the lead clicked a link in the e-Alert and visited the site.
Last Sent — The date the most recent e-Alert was sent (shown next to Active searches).
Latest Stats — The date of the last send, plus how many New and Price Reduced listings were included.
Viewing Sent Properties
To review which properties were included in past e-Alert sends, go to the History section of the lead profile and check the box for e-Alerts. Uncheck other categories to focus the view.
Click the number of listings sent in any result to jump to your BoomTown website and see which properties were included in that specific send.
Note: When jumping to your site from a lead's e-Alert history, you will be viewing the site as an unregistered visitor — not logged in as the lead. Another agent may appear on listings based on your team's rotation.
Automatic Frequency Changes
BoomTown automatically adjusts e-Alert frequency if a lead goes inactive, to protect your email deliverability and reduce spam risk:
Instant or Daily frequency with no opens or modifications for 30 days → changed to Weekly
Any frequency with no opens or modifications for 180 days → changed to Monthly
No activity for 1 year → frequency changed to Never
