PropertyBoost Overview
PropertyBoost is a social marketing tool that promotes your listings across Facebook and Instagram to attract buyers, drive traffic, and deliver leads directly to your BoomTown CRM.
PropertyBoost automatically creates a Facebook Lead Generation Objective Ad shown to users within a set radius of your listing. It collects the name, email, and phone number that Facebook has on file for any user who opts in, and those leads are delivered straight into your CRM.
Two ad styles to choose from
PropertyBoost comes in two ad styles, and you choose between them inside the PropertyBoost window:
Image Ad — a static image ad built from your MLS photos, using a selectable Image Template. Your go-to for consistent branding and market presence.
Motion Ad — a dynamic video ad built from 6 MLS photos arranged across video scenes. Runs on video-optimized placements (Stories, Reels, video feeds, suggested videos) that static image ads often can't access.
Both ad types share the same PropertyBoost window, the same Create Ad → Payment → Optional flow, the same lead capture, and the same PropertyBoost dashboard.
Getting Started
You can open the PropertyBoost window from two places in BoomTown:
PropertyBoost tab in the left-hand sidebar, which opens the PropertyBoost dashboard. Click to start a new boost.
My Listings tab — select a listing and click the orange Boost Property button.
Either entry point opens the same PropertyBoost window. If you launched from a specific listing via My Listings, that listing is pre-selected for you in the flow. If you launched from the PropertyBoost tab, you'll be asked to choose a listing on the first step.
The first time you open PropertyBoost, you'll see a Boost Your Listing. Get More Leads. welcome screen introducing the two ad styles. Click Get Started to begin.
MLS ID required. You need to enter your MLS ID in your Agent profile before listings will display in PropertyBoost. See the Agent Profile Overview article for instructions.
The PropertyBoost Window
The PropertyBoost window has a progress bar at the top showing three main steps:
Create Ad — choose a listing, configure your ad (Image or Motion), and pick a duration.
Payment — review your order and pay.
Optional — customize Compliance Text, Destination Website, and targeting after purchase.
Step 1: Create Ad
Choose a listing to boost
If you launched PropertyBoost from the dashboard (not from a specific listing), you'll see Choose a listing to boost as the first screen.
Search by property address using the search bar.
Or click Search by MLSID Instead to look up the listing by its MLS ID.
Note: Listings become active based on MLS feed timing and may not be available for boosting as soon as they're posted to the MLS.
Once you select your listing, its details display (address, ACTIVE status, MLS ID, brokerage) along with the terms of use for PropertyBoost, which you agree to by proceeding.
If you launched PropertyBoost from a specific listing in My Listings, this step is skipped and the listing is pre-selected for you.
Click Next to continue.
Choose your ad style: Image Ad or Motion Ad
On the next screen, use the toggle at the top to pick between Image Ad and Motion Ad.
You can switch between the two at any time on this step — the ad preview on the right updates to match your selection.
Building an Image Ad
With Image Ad selected:
Choose a Boost Type from the drop-down (for example, Listing). The Boost Type controls the ad's headline and call-to-action styling.
Choose an Image Template from the drop-down (for example, Classic). The template controls the overall visual style of the ad.
Change the featured image by clicking the Change Featured Image link. Otherwise, the default MLS photo is used.
Review the ad preview on the right, then click Next.
Building a Motion Ad
With Motion Ad selected:
Choose a Boost Type from the drop-down (for example, Featured Listing).
Choose 6 photos for your video scenes. The Video Scenes list on the left (Cover photo, Interior, and additional scenes) shows which type of photo belongs in each slot. Click a photo from Photo Options on the right to assign it to the highlighted scene. As you select photos, they fill in the scenes in order.
Use Clear Selections to reset your photo choices and start over.
Click View Example (bottom right) to see a sample Motion ad rendered with placeholder content, if you'd like a reference while building.
Once all 6 scenes are filled, a preview generates in the right-hand pane. Review it.
Click Next.
Image quality matters. Motion ads can get thousands of views, so the photos you select are your first impression. Choose bright, high-resolution images that showcase the listing's best features — curb appeal, vaulted ceilings, updated kitchens, or standout outdoor spaces.

Skip the default front shot if it's dark, dull, or unflattering.
Highlight the wow factor — vaulted ceilings, updated kitchens, standout outdoor spaces.
Think like a buyer — what image would make you click?
Consider recognition — a front-of-house image can help if it's eye-catching or locally familiar.
Lead with your most scroll-stopping photo to make every impression count.
Choose how long your ad runs
After building your ad, you'll see a duration selection screen:
Image Ad duration screen is titled Confirm Selection.
Motion Ad duration screen is titled How long should your ad run?.
Both screens offer four duration options:
3 Days
7 Days
3 Weeks
4 Weeks
Each option shows:
Great For — what the duration is best suited for (e.g., "Open House", "Building Momentum For Any Listing", "Optimizing Impressions", or "Marketing all stages of your listing's lifecycle").
Max Ad Views — the maximum number of impressions that duration includes.
A BEST VALUE badge may appear on the recommended option.
You'll also pick a Begin Running Ad date (defaults to today, schedulable up to 14 days in advance).
Click Select under the duration you want, confirm the start date, then click Next to move to Payment.
Step 2: Payment
The Payment step has two panels:
Left panel — order summary. Shows your selected ad duration, start and end dates, the Boost Type, confirmation of daily performance updates, and your max ad views.
Right panel — Select a payment method. Enter credit or debit card details: cardholder name, card number, expiration, CVV, billing address, city, country, state, and zip.
You can also check Save this card for future use to store the card for future boosts.
By clicking Complete Purchase, you agree to the PropertyBoost Terms of Service and authorize Inside Real Estate to charge the card for the amount shown. All purchases are final.
Once payment is complete, you'll advance to the Optional step.
Purchases are final. PropertyBoost does not issue refunds for purchased ads. See the PropertyBoost Terms section below for full details.
Step 3: Optional
The Optional step has two sub-screens that let you fine-tune your ad. Both are optional but recommended.
Customize Ad
This screen lets you configure two things:
Compliance Text — verbiage required by your state, MLS, or brokerage. Limited to 100 characters, shown at the bottom of your ad.
Website — the BoomTown website your leads will land on when they click your ad. Leads are assigned to whichever Agent owns that site.
An ad preview displays on the right so you can see how the ad will look with your changes.
Compliance responsibility. You are solely responsible for ensuring required compliance information is displayed on your ad.
Leads cannot be sent to the Company website. The Website option must be your Default Site (your personal Agent subdomain) or another Agent's subdomain.
Click Next to move to Targeting.
Targeting
The Targeting screen controls where your ad is shown geographically.
By default, Smart AutoTargeting is enabled — your listing is advertised in and around its location. You can change the targeting to advertise in a different city, adjust the target area size, or add up to 2 target areas.
On this screen, you can:
Search for a target area by city using the search bar at the top.
Drag the circle on the map to reposition your target area, or
Adjust the Target Area Size with the slider.
Add Target Area — add a second target area (up to 2 total).
Remove Last Target — remove your most recent target area.
Reset — return to the default Smart AutoTargeting for the listing.
Click Next to finalize your ad configuration.
PropertyBoost Dashboard
Your PropertyBoost dashboard shows all currently running ads and past ads for previously boosted listings, along with impressions, clicks, shares, and leads for each ad.
The dashboard has separate sections for Image ads and Motion ads. To view your Motion ads specifically, click the PropertyBoost Motion button on the dashboard.
Newly boosted ads take time to appear. A newly boosted listing's ad can take up to 24 hours to propagate to the dashboard. New leads generated by your active ads appear the moment they submit their information. Analytics and impressions for newly boosted ads become available within 24 – 48 hours of creation.

To make edits, go to your PropertyBoost dashboard and select Edit Ad on the boost tile.
Editing a Motion Ad
After purchasing a Motion ad, you cannot update the photos, change the price, or add Seller information — the video has to render and create a specific URL for Meta to play.
You can still update some configuration items (Compliance Text, Destination Website, targeting) from the PropertyBoost dashboard before the ad goes live.
Seller Client Notifications
When you boost a listing, you have the option to add your Seller Client's contact information so they receive automated emails containing stats for their property.
Emails include:
Daily emails to your Seller Client with impressions, clicks, new leads, and shares for their property.
Weekly emails to you summarizing the same data across your boosted listings.
Final summary email sent to you when each ad ends, so you can decide whether to re-boost. If you added your Seller Client, they'll also receive their own version of this final summary.
Important: Seller Client information must be added during the boost flow. It cannot be added after the ad is complete.
PropertyBoost Terms
Please note: By purchasing PropertyBoost, you are agreeing to the terms of use shown during the listing selection step and on the payment page.
In order to boost a property, you must be the listing agent or have permission from the listing agent to do so. Using PropertyBoost is the sole responsibility of the agent. The brokerage will not be held responsible for misuse or failure to comply with permission requirements or MLS rules.
Ads take 24 – 48 hours to go live.
If you are a Lender, please do not boost the listing. Your leads will be routed to your company and not assigned to you.
If the listing becomes Pending / Under Contract / Sold during the duration of the boost, no refund will be issued for the time used or remaining.
Any time remaining cannot be transferred to a new listing.
All purchases are final.

What is PropertyBoost?
PropertyBoost is one of the easiest ways to get exposure for your listings and generate leads. It collects the name, email, and phone number Facebook has on file for any user who opts in — and those leads are delivered straight into your BoomTown CRM.
What's the difference between an Image Ad and a Motion Ad?
An Image Ad is a static ad built from a featured MLS photo and an Image Template (like Classic) that controls the visual styling.
A Motion Ad is a dynamic video ad built from 6 photos assigned to video scenes (Cover photo, Interior, and additional scenes). Motion ads run on video-optimized placements like Stories, Reels, video feeds, and suggested videos.
Both ad types are built inside the same PropertyBoost window using a toggle on the Create Ad step. Both deliver leads directly into your CRM and appear on the same dashboard.
Can I switch between Image Ad and Motion Ad while building?
Yes. On the Create Ad step, use the Image Ad / Motion Ad toggle to switch between the two. The ad preview updates to match your selection.
Where is the Motion ad placed?
Motion ads are placed through Meta on Facebook and Instagram. Because they use a video format, they unlock video-optimized placements that static image ads often can't access — including Stories, video feeds, suggested videos, and Reels.
How long can my PropertyBoost ad run?
Ads are available in four durations: 3 Days, 7 Days, 3 Weeks, or 4 Weeks. Each duration has a different Max Ad Views and is best suited for different scenarios, shown on the duration selection screen under "Great For."
Can I schedule an ad to start on a future date?
Yes. On the duration selection screen, use the Begin Running Ad date picker. Ads can be scheduled up to 14 days in advance. Changes to a scheduled ad must be made at least 24 hours before the chosen start date.
Why isn't my listing showing up?
If you do not see your desired listing available for boosting, it can be due to one of the following:
Your listing very recently went on the market. Listings become active based on MLS feed timing and may not be available for boosting as soon as they're posted to the MLS. Check back approximately noon the following day.
You don't have an MLS ID or Office ID entered in your BoomTown user account. The CRM uses this to pull listings from your MLS. See the Agent Profile Overview article for instructions.
Your listing is in a Coming Soon status. Only Active or Sold listings are available for promotion.
How will I know when I've received a new PropertyBoost lead?
New PropertyBoost leads automatically import into your BoomTown CRM. You'll receive a new lead alert just like any other lead. The lead source displays as Property Boost.
Can I cancel an ad or get a refund if the listing goes off market?
No. If the listing goes off-market for any reason, you cannot receive a refund. All purchases are final.
Can I save my payment information for future boosts?
Yes. On the Payment step, check Save this card for future use before completing your purchase.
What is Smart AutoTargeting?
Smart AutoTargeting is the default targeting setting for PropertyBoost. It advertises your listing in and around its location automatically. You can override it on the Targeting step by searching for a city, dragging the target circle on the map, adjusting the Target Area Size slider, or adding a second target area.
How many target areas can I set?
Up to 2. Use Add Target Area on the Targeting step to add a second one, or Remove Last Target to undo. Click Reset to return to the default Smart AutoTargeting.
Can I change targeting after an ad goes live?
For Image Ads, yes — edit from the PropertyBoost dashboard. For Motion Ads, targeting can be updated from the dashboard only before the ad goes live; after it's live, the photos and core settings are locked because the video has already rendered.
My listing dropped in price. Will my ad update?
Yes. Ads update when a listing price changes, so you don't have to do anything manually.
I want to change the Boost Type I purchased. How can I do this?
Boost Type changes cannot be made after an ad is purchased.
I don't like the text on the ad. Can I change it?
No. Ad displays and formatting are hard-coded and controlled by Facebook's rules on what can be advertised. Our Ads team optimizes the language for best performance.
If I don't have an active listing, can I boost another Agent's listing instead?
To boost a property, you must be the listing agent or have permission from the listing agent to do so.
Check your brokerage's policy on marketing other Agents' properties and your MLS board's rules. It's your responsibility to stay within all applicable guidelines. Because rules vary widely, confirm with your Broker and/or MLS if you're unsure.
How do I add Compliance Text to my ad?
On the Customize Ad sub-screen of Step 3 (Optional), enter your compliance verbiage in the Your Compliance Text field. It has a 100-character limit and displays at the bottom of your ad.
I've boosted my Image Ad but now I want to make changes. Is that possible?
Yes. After boosting an Image Ad, you can still update the featured image, Image Template, Compliance Text, Destination Website, and target areas. To make edits, go to the PropertyBoost dashboard and select Edit Ad on the boost tile.
Can I edit a Motion Ad after I've purchased it?
No. After purchase, you cannot update the photos, change the price, or add Seller information on a Motion ad — the video has to render and create a specific URL for Meta to play. You can still adjust Compliance Text, Destination Website, and targeting from the dashboard before the ad goes live.
Will changes to the property's MLS details update the ad?
Yes. If you boost a listing and then make changes in the MLS — like a price reduction — the ad updates with the new information within 24 hours.
How soon does my PropertyBoost ad go live?
PropertyBoost ads can take up to 24 – 48 hours to go live. You'll receive a confirmation email once your ad is published on Facebook.
What lead type will PropertyBoost leads come in as?
PropertyBoost leads come in as Buyers.
I just purchased a new PropertyBoost ad. Why is it not showing any activity?
New ads take up to 24 – 48 hours to be created and approved by Facebook and begin running. You should see activity shortly after. Your PropertyBoost dashboard will show activity as it begins and continues through the life of your ad.
Why am I getting leads outside of my target area?
Leads outside of your target area may occur if the lead was within the targeted area at the time the ad was viewed. We do our best to target leads in your area, but cannot stop anyone from registering.
Why am I getting leads interested in rentals?
Lease leads (renters) may occur occasionally. While we do our best to target the most qualified leads, we cannot stop anyone from registering.
My PropertyBoost dashboard shows I've received 'x' amount of leads, but I only see 'y' in my CRM. What's wrong?
An existing lead may register again on a PropertyBoost ad using the same email address. In that case, a new lead record is not created. Your dashboard shows total form fills, and your CRM shows total unique leads. We cannot stop leads from re-registering on ads using the same email address.
Can I change the branding on a Motion ad?
The branding and colors are pulled from the purchaser's account profile. Whatever branding is associated with the platform appears on the ad. If no branding is associated, the ad stays generic.
Can I download a Motion ad?
No. Motion ads are designed to run as part of your paid ad campaign through our platform and are not available for download or external use. This keeps ads compliant with social platform guidelines and optimized for engagement through paid placements.
Can I preview a Motion ad before I purchase?
Yes. As you build your Motion ad, once all 6 scenes are filled, a preview generates in the right-hand pane of the window. You can also click View Example for a sample reference.
Can I change the photos if I don't like the preview?
Yes. Click on a scene to replace its photo with a different one from the Photo Options list. Use Clear Selections to reset all your photo choices.
Can I add a video of my own to a Motion ad?
No. To ensure compliance with Fair Housing and social platform ad policies, Motion ads only support videos created from your MLS listing photos. Uploaded videos could include unvetted content that risks ad rejection, takedown, or compliance violations.
Can I add a voiceover or talk track to a Motion ad?
No. A voiceover introduces risks related to spoken claims that may unintentionally violate housing ad rules. Keeping Motion ads image-and-text-based maintains compliance and protects ad performance across placements.
Where do I find the performance tracking for my PropertyBoost ads?
You'll receive emails with ad tracking. You can also visit the PropertyBoost dashboard and click PropertyBoost Motion to see Motion ad performance specifically.
Key Terms
Begin Running Ad — The start date for your PropertyBoost ad. Defaults to today; schedulable up to 14 days in advance.

Lead Generation Objective Ad — The Facebook ad type PropertyBoost creates. Captures a lead's name, email, and phone number using information Facebook already has on file when they opt in.
Max Ad Views — The maximum number of impressions included with each duration option, shown on the duration selection screen.
MLS ID — Your MLS identifier. Must be entered in your Agent profile before listings will appear in PropertyBoost.
Motion Ad — A dynamic video PropertyBoost ad built from 6 photos assigned to video scenes.
